Renovations and refurbishments in Leeds

We take on full renovations of houses that haven't been touched in decades, properties bought to let, and flats and premises being brought back into use.

On a renovation you often don't know the full picture until the plaster is off and the floorboards are up. We deal with the structural problems as they come up and keep you informed about anything that changes the job.

What a renovation involves

Strip out
Taking the property back to a sound shell: old finishes, fittings, failed plaster and poor earlier alterations, with all the waste removed.
Structural repairs
Failed lintels, cracked or bulging walls, sagging floors, rotten joists and wall plates, and chimney breasts removed with proper support left in place.
Roof and walls
Roofing, brickwork, stonework, pointing, windows and doors, so the building is weathertight before money is spent inside.
Damp
Finding the cause, whether that's high ground levels, a bridged cavity, a failed damp-proof course or leaking gutters, and fixing it at the source.
Layout changes
Taking out or putting up walls, new structural openings, and new door and window positions.
Rebuild and finish
Plastering, floors, joinery and second fix, with the electrical and plumbing work scheduled around the build.

Renovation

Wall opened up between two rooms

An arched doorway between two rooms was opened up into a wide opening. The brickwork was taken out, a steel beam was put in to carry the wall above, and the new opening was plastered.

Doorway opened up into an archway

We removed an old door and its casing and formed a wider, open-plan opening with an arched head.

Renovation

Living room split into two rooms

We built a stud wall to divide a living room into two separate rooms, then fitted new skirting boards, architraves and a door.

Outside first, then inside

If the roof still leaks or the gutters are soaking the back wall, a new kitchen won't stay new for long. On most renovations we sort the roof, walls and drainage before the inside is finished.
